Arranging a mortgage for foreigners is not always difficult
Issued 21.04.2016
If you have a
foreign nationality, then banks will look at you more strictly than the Czech
citizens, and you will be required to have more documents to settle the
mortgage loan.
Foreign
citizens are perceived by banks as being more risky, and therefore banks are
scrutinizing this and demanding additional evidence. In general, foreigners are
being looked at through a stricter viewer than Czech applicants, for example in
terms of minimum income standard for living.
Factors
influencing the probability of obtaining a loan are several: the applicant's
nationality, the type of residence of the applicant here, in the Czech
Republic, the source and type of income, the amount of own resources and also
whether the foreigner applies for a loan himself or, as the case may be, with a
Czech spouse.
Generally,
banks seem to be more tolerant to EU applicants with their income from the
Czech Republic, preferrably with permanent residence in our country and at
least 10% of their own resources.
On the
contrary, it is much more difficult for applicants from so-called risky
countries whose list varies from one bank to another, and in this case,
applications are judged more strictly than in the previous case.
